When looking for a residential real estate agent to help with buying or selling a home, it’s easy to ask friends and family for recommendations. After all, most people have several friends who have bought or sold recently. By asking someone you trust for their personal recommendation, you can feel good about choosing the right real estate agent for your needs.

But when you’re looking for the best commercial properties real estate broker, it’s not as easy as asking friends and family for recommendations. That’s because not everyone has a friend or family member who has leased or sold commercial property. Plus, not all real estate agents are experienced in commercial properties either.

So how do you find the right licensed commercial property agent?

Instead of doing a quick online search and hiring the first person you see, take some to find and hire the right person for you. As a Hendersonville commercial properties real estate broker, I’m here to share my tips for finding the best commercial properties agent to guide you in your future transactions.

You want to look for these three things:

  • Local expertise
  • Experience
  • Communication

Local Expertise Matters

When you’re searching for commercial property, whether it’s office space for lease or sale or warehouse space, you need someone who knows the local area. With commercial property realtors, local expertise absolutely matters. Their knowledge of the local area, including traffic patterns, zoning requirements, and the price of commercial property is all-important. Plus, the best commercial property real estate brokers should know the local commercial market, inside and out. You want someone who understands the history of the market as well as current trends and predictions for growth.

Experience Counts

In addition to local expertise, experience also counts when it comes to commercial property real estate brokers. In fact, local expertise and experience often go hand-in-hand. The longer a commercial real estate agent has worked in a particular area, the more knowledge they tend to have about the market. Plus, experienced real estate agents should have great connections, and those connections sometimes lead to off-market properties that you otherwise wouldn’t be able to find.

Communication is Important

The final tip I have for finding the best commercial properties real estate broker in your area is to work with someone who is responsive to your communication. One of the biggest complaints I hear about licensed commercial properties agents is that they aren’t responsive to their clients’ communications. And that is not ok. When you hire a commercial property real estate agent, you deserve timely communication from them. It’s both a sign of respect and a business necessity. With the commercial property market, things move quickly. Properties can go on the market and under contract within a matter of hours or days. That’s why timely communication is so important!
